Purchasing a property in Europe
Q. Who sets the price of the property?
A. The developer sets the price on a new property. Regardless of which agent you go through the price will be the same. Going through an established company, provides you with a large choice of developers and properties to choose from, the security of staff to translate and eliminate any misunderstandings, and by far the most important, to make the move as stress free as possible.
Q. Will the property be freehold?
A. Yes all properties are freehold and legal.
Q. I have a property to sell before I can purchase, can we proceed?
A. If you have 30% of the purchase price available, without selling your home, you do have options available to you. Provided the property you choose will not be ready immediately, you can arrange with the developer to make stage payments, (some buyers take out a short term mortgage to cover the payments whilst they are in the process of selling their own home), then a final payment on completion of the new property in Europe. If you sell your own property prior to the property is complete in Europe, then it is easy to rent in Europe until the property is complete.
Q. Are mortgages easily available?
A. Yes, 70% mortgages are now available in any currency. Getting a mortgage in Europe can be expensive so you should compare this to a Euro & Sterling rate to see the best deal.
Q. Will I pay a reservation fee?
A. When you have found your ideal property, a non-refundable reservation fee of 2,000 pounds, in the form of a personal Cheque, which forms part of a legal contract with the developer and the price is fixed. This sum will be held by the lawyer, developer or license property conveyancer for the contract of sale to be drawn up for your agreement and signature.
After the initial reservation fee is paid, 30% is required 4 weeks after, then stage payments are set throughout the course until completion.
Q. Will I need to instruct a UK or Irish solicitor?
A. No, A local Solicitor will be introduced to you and will work on your behalf.
If you are unable to be present at each stage of your legal process, you can instruct the Solicitor to act on your behalf. Lawyers in Europe are responsible for chasing up all information required by their clients.
Q. Should I make a will in Europe?
A. Yes, it is highly recommended that once you have purchased a property in Europe you should make a will for your European assets only.
Q. What happens to regular bills such as water & electricity?
A. As part of the after sales service, all services will be connected. All utility bills will then be paid directly from your European Bank account in the form of a Direct Debit.
Q. Can I still receive my pension or benefit if I live in Europe?
A. Yes, this can be paid directly into your European bank account from the UK.
Q. What about healthcare?
A. The healthcare in Europe is extremely efficient and available to all EU residents. The E1-11 or E128 are required and these are easily obtained from your local post office in UK. Although there is no national health system on the island, the cost for medical treatment in the government hospitals is low. Those wishing to consult medical experts privately will find a wide choice of competent doctors, specialists and surgeons.
Q. Can I take my pet with me toEurope?
